Age restricted communities are living options for seniors needing to buy or rent a home for the next stage of their lives. The communities are targeted towards people aged 55 and older. Senior communities can include single-family homes, apartments, and manufactured homes. According to the U.S. Department of Housing and Urban Development, at least 80% percent of the homes in the community have to be occupied by a person aged 55 or older. The communities are typically country club settings that give residents access to amenities such as a golf course, hobby centers, and other recreational spaces. Residents in the communities typically live active and independent lives. Health care services are not included. Outdoor maintenance is routinely included in the costs, sometimes in the form of a monthly homeowners’ association fee or a condominium fee.


Age Restricted Apartments

Apartments in these communities are designed for adults aged 55 and up or 62 and up. The unit is typically a multi-family rental property with a lease agreement. Senior-friendly features such as activities and classes will typically be included. In some places, it is possible to purchases meals and housekeeping for an additional fee.


Age Restricted Single Family Homes

Single-family homes that have age restrictions are available for seniors to purchase. These homes are located in retirement communities that are governed by a homeowners' association, and they may offer low to no maintenance living. They can also have access to a clubhouse as well as recreational activities.

Age Restricted Manufactured Homes.

Manufactured homes are factory-built houses that are built on a non-removable steel chassis. The homes are transported on wheels and installed at the site. Sometimes they can be multi-part homes joined at the site. Age-restricted manufactured homes are usually the less expensive option when buying a home. Like other age-restricted options, they are located in retirement communities and can have amenities such as maintenance and landscaping. Medical assistance is not included.

How to Find Age Restricted Living

Finding age-restricted living may be a longer process than what is expected when purchasing a house. It may be a good idea to start doing research two to three years before you are looking to move. Conveniently, there are some agents that specialize in these types of communities. Also, keep in mind that no two communities are the same. When choosing a senior community, you are also choosing the specific amenities you want your home to have. These amenities can vary widely depending on the community.

Requirements for Senior Living

According to the U.S. Department of Housing and Urban Development, at least one person in the home must be 55 or older, and no one under the age of 19 is allowed to be a permanent resident. Some communities may be more restricted, only allowing adults aged 62 and older. There are communities that may also have income requirements along with age requirements. It is common for many to require a financial needs assessment in order to determine the appropriate rent for the resident.
